Top 5 Home Inspection Findings in Fort Smith, AR This Spring

Every spring, the real estate market in the Fort Smith metro heats up — and so does the inspection calendar at Unified Inspection Services. This spring, we reviewed findings across multiple April inspections in Sebastian County and the surrounding areas of Arkansas and Oklahoma. The patterns we’re seeing are consistent — and if you’re buying or selling a home in the Fort Smith area right now, this post is for you.

1. Water Drainage Problems: The #1 Issue We’re Seeing

Water management issues topped our list this spring — and that’s not surprising given the rain patterns across western Arkansas and eastern Oklahoma. Across our April inspections, we found missing or dislodged downspouts, missing gutter systems, and negative grading — soil around homes sloping toward the foundation rather than away from it. In our region, the combination of clay-heavy soils and seasonal rain events means that poor water management can accelerate foundation settlement, cause crawlspace moisture problems, and create conditions for mold growth.

What we recommend: Before listing or buying any home in the Fort Smith metro, have a qualified inspector evaluate the grading, gutter system, and downspout discharge.

2. Electrical Safety Deficiencies

Electrical issues were the second most common category this spring. In three of our four April inspections, we documented missing GFCI protection at kitchen and bathroom outlets, ungrounded receptacles, hot/neutral reversed wiring at a washer outlet (a shock hazard), and exposed/uncapped wiring above a furnace.

3. Missing Life Safety Devices

In two of our four April inspections, carbon monoxide detectors were completely absent from the home. CO is colorless, odorless, and lethal at elevated concentrations. A CO detector costs $25–$60. There is no acceptable reason for a home on the market to be missing one.

4. Roof and Exterior Deficiencies

Our licensed inspectors — including FAA Part 107 certified drone pilots — found shingle nail pops, improper flashing installation, damaged wood trim and siding with exposed substrate, and eave/soffit installation deficiencies across April inspections. These issues are often invisible from the ground and require proper roof access to detect.

5. Attic and Crawlspace Findings

A dryer vent terminating inside the attic (Roland, OK) and heavy pest nesting material in an attic gable (Fort Smith, AR) were among our most significant attic-level findings this month. Both require immediate professional attention.
