Fire safety deficiencies are among the most urgent findings in any home inspection. Not because they’re always expensive to fix — many aren’t — but because the consequences of ignoring them are severe and irreversible.
During two recent inspections in the Fort Smith area, our team documented a cluster of fire and life safety findings that, taken together, paint a clear picture of what can go wrong when homes aren’t maintained. Here’s what we found, why it matters, and what can be done.
Finding #1: No Smoke Detectors Present — In Either Home

Finding #3: Dislodged Water Heater Flue Vent
At one property, the flue vent on the water heater was dislodged — meaning exhaust gases from the gas water heater were not venting to the exterior of the home as designed. A dislodged flue vent is a direct carbon monoxide risk. Gas water heaters produce CO as a combustion byproduct, and that CO is supposed to exit through the flue to the outside.
This finding was rated Marginal/Safety Issue and requires prompt correction by a qualified professional. Re-securing a flue vent is typically a straightforward repair, but it must be done correctly to ensure proper seal and draft.
Finding #4: Cracked Firebox in the Fireplace
At one property, we found cracks in the firebox — the interior chamber of the fireplace where combustion occurs. When cracks form in the firebox walls, heat can transfer through cracks into adjacent combustible framing, hot gases can escape into wall cavities, and structural deterioration worsens with each use.
The fireplace should not be used until evaluated and repaired by a CSIA-certified chimney professional. This finding is common in older homes across the Fort Smith area that haven’t had a chimney inspection in several years.
Finding #5: Aged HVAC Equipment Past Expected Service Life
At the Fort Smith property on Atlanta Street, the indoor heating unit dated to 2008 and the outdoor condensing unit to 2009 — both well past typical 15–20 year service life. Aging HVAC equipment increases the risk of heat exchanger cracks, which can allow combustion gases including CO to enter living spaces. Annual HVAC servicing and budgeting for replacement are the appropriate responses.
The Bigger Picture
It’s not a coincidence that multiple fire safety deficiencies appear in the same home. When one safety system is missing, others often are too. Deferred maintenance has a compounding effect.
