What Happens During a Home Inspection with Unified Inspection Services?
At Unified Inspection Services, our mission is to qualify the home for our clients by delivering a thorough, detailed inspection that gives you peace of mind during a stressful time. From the roof to the crawl space, we follow the ASHI Standards of Practice and use modern tools like Spectora software, drones, and crawl space robots to inspect every accessible area of the home.
We begin with a walkthrough and finish with an easy-to-understand, photo-rich digital report — often delivered the same or next day. Our inspections include structural components, roofing, HVAC, electrical, plumbing, appliances, and safety systems. Using advanced technology, we reach high, hazardous, or confined areas others can’t, giving you clarity and confidence in your next steps.
🏠 Step-by-Step: The Unified Inspection Process
1. Client Onboarding & Pre-Inspection Prep
Once you book your inspection, you’ll receive a confirmation email with access to our client portal, powered by Spectora.
Inside the portal, you can review your appointment, digitally sign agreements, and communicate with us easily.
2. Arrival & Walkthrough
We begin every inspection with a brief walkthrough with the client or agent (if present) to understand any concerns.
We explain the process so you know exactly what to expect.
3. Exterior Inspection
We examine roofing, gutters, grading, siding, windows, foundation, and walkways.
Using a drone, we capture high-resolution aerial images of steep or inaccessible roofs to safely identify defects such as:
Missing shingles
Ponding water
Flashing issues
Chimney deterioration
4. Interior Inspection
We inspect every room, checking for structural issues, signs of moisture, and functional systems like:
Windows & doors
Electrical outlets
Plumbing fixtures
Floors & ceilings
5. Attic & Insulation Check
Ventilation, insulation R-values, structural integrity, and signs of past or present roof leaks are all inspected.
6. Crawl Space or Basement Evaluation
Using our crawl space robot, we access tight or hazardous areas with onboard lights and a 360° camera.
This allows us to safely assess:
Vapor barriers
Piers and beams
Plumbing or ductwork
Mold-like conditions and pest activity
7. Major Systems: Electrical, HVAC & Plumbing
We inspect panels, breakers, wiring types, visible plumbing lines, and fixtures.
For HVAC, we evaluate age, function, filters, and maintenance needs.
Thermal imaging tools help us detect hidden moisture and electrical issues when appropriate.
8. Appliances & Safety Systems
We verify proper operation of built-in kitchen appliances, GFCIs, smoke detectors, and handrails.

After the Inspection: Clear, Actionable Results
You’ll receive your digital inspection report within 24 hours, often same-day.
The report is interactive and easy to read, including:
Summary of findings
Photos and videos of each issue
Recommendations for repair or further evaluation
Request List Builder for agents and buyers to simplify negotiations
