AI is a hot topic these days. I was testing ways to use AI with an inspection item that we have to do and I asked about “checking” in a structural wood framing member. Basically, I got 2 results.

If you notice, one says that “checking” is a problem and the other says it’s not. So be careful how far you trust AI.
As wood ages and dries out, it starts cracking. What gives wood it’s strength is a combination of the type of wood used and how it’s been treated, or not treated. What we do as home inspectors in Fort Smith, Arkansas is to look at not just the issues of old, cracking framing, but what may be causing it to crack other than normal age induced wear. For example, if you have an attic that doesn’t ventilate well, it does wear on wood and eventually shows cracks. Even worse, you start to have a compromised truss system holding your roof in place.
